The finished surface is only as good as the structure under it. In Chester County we see everything from plank subfloors in 19th-century borough houses to OSB over engineered joists in newer township homes, and each needs different prep. We check deflection, flatness and moisture before recommending a material.
What we find under West Chester floors
Older homes in the borough often have original board subfloors laid directly over joists, sometimes with a later layer of luan or vinyl on top. Board subfloors move seasonally and are not a suitable base for tile by themselves. For tile we typically add a layer of exterior-grade plywood and an uncoupling membrane. Natural stone like marble needs an even stiffer floor than porcelain, so in an old house the joists sometimes need reinforcing before stone is a sensible choice.
Many split-levels and colonials in West Goshen, Westtown and East Bradford have finished lower levels or family rooms at or below grade. Those slabs can carry moisture, especially after a wet spring. We test before installing, and on slabs we usually steer owners toward porcelain tile or a waterproof LVP with the right underlayment instead of solid hardwood. Chester County's swings between humid summers and dry, heated winters also mean wood flooring must acclimate and be installed with expansion space at the walls.

Walkthrough & estimate
We measure, look at the subfloor from above and below where possible, and check for moisture on slabs. The estimate is free.
Material recommendation
Based on the room, the structure and how you use the space, we recommend tile, LVP or hardwood and explain why.
Removal and prep
Old flooring comes up, the subfloor is repaired or reinforced, and the surface is flattened to the tolerance the new floor needs.
Installation
Layout lines first, then setting or laying the floor, with transitions planned at doorways and adjoining rooms.
Finishing and walkthrough
Grout, trim, thresholds and baseboard or shoe molding reinstalled, then a final walkthrough with you.
Choosing flooring for a Chester County home
The right floor depends on the room more than on trends. Tile makes sense in bathrooms, mudrooms and kitchens where water and grit come in. LVP is practical below grade and in homes with pets or rentals near the university. Hardwood suits living areas on upper floors where humidity is controlled. In older borough homes, sometimes the best answer is refinishing the original wood in the main rooms and putting tile where the water is.

Flooring Installation in West Chester: FAQ
Can tile go directly over the old board subfloor in my borough home?
Not by itself. Board subfloors expand and contract with the seasons, and tile set directly on them tends to crack. We add a plywood layer, and usually an uncoupling membrane, after checking the joists for stiffness.
Is hardwood a good idea in a basement or lower-level family room?
Solid hardwood generally is not recommended on or below grade because of moisture from the slab. Porcelain tile or a waterproof luxury vinyl plank is a safer choice. We test slab moisture before recommending anything.
Do I need to move out while you replace the floors?
Usually not, though you will lose use of the rooms being worked on for a few days. Tile needs time before it can take foot traffic and furniture. We plan the order of rooms so you keep access to the kitchen or a bathroom where possible.
What makes one floor installation cost more than another?
Subfloor repair, the amount of leveling needed, the material and the pattern are the main drivers. Herringbone and large-format tile take more labor than a straight plank layout. We quote after seeing the floor, and the estimate is free.
